If we must, we take care of all the details regarding legal proceedings to collect money due our owners. Every Fall we provide a complete clean up inspection to insure the curb appeal of your investment.

We will pay the mortgages, taxes, property insurance, and any other bills connected with the property. Each month a net proceeds check will be sent to you or deposited wherever you desire. We keep $150.00 per unit operating reserve in the owner's account. You benefit with the peace of mind of knowing that your valuable real estate investment is being carefully overseen. We provide a monthly computerized statement of your income and expenses, which is clear and understandable. Your year-end statement makes your tax preparation much easier. ANNUAL FIRE INSPECTION

In the Spring we contract with Alachua Fire Extinguisher Company to send a technician with our staff person to check the fire extinguishers and smoke alarms in all units that we manage. Additionally, we place carbon monoxide detectors in all units with natural gas or fireplaces. This offers an additional level of safety for the tenants and the property owners.

Our monthly sequence of events is as follows:

1.     

Rent is due on the first of the month and is late on the second. A late fee is due on the sixth of the month.

2.

The bookkeeper runs a late rent report on the sixth of the month and we contact delinquent tenants. If the tenant does not pay promptly we proceed with legal posting.

3.

On the fifteenth of the monthly we pay all vendors who have done work on any of the properties we manage and who have submitted their written bills. We pay vendors promptly and this has enhanced our reputation with the service companies in the Gainesville area, which ensures that you will receive consistent, quality services at competitive rates. We only order work for which we have money in the account. We contact the owner on all major repairs, and only with the owner's authorization will we undertake non-emergency repairs costing more than $150.00. You enjoy relief from minor repair decisions while still making all the major decisions affecting your property and your money.

4.

We close out the books on or before the twentieth of the month and send the owners their net proceeds check and a comprehensible computerized monthly statement.
