This is the form that will assist in preparing
your rental for return to the management company when you move
out. This is also an excellent guide to determine the necessary
steps to obtain your security deposit back in its entirety.
Below is the Move Out Information Form.

Your Lease Expires at NOON
This memo is to help you prepare for an orderly move
out so you can get a full return of your security
damage deposit.
1. AMOUNT DUE for late fees, rent, returned
checks, or other outstanding balances will be deducted from your security
damage deposit.
2. FORWARDING ADDRESS FOR EACH TENANT on the lease
must be provided to us to mail back your security damage deposit.
3. KEYS/GARAGE DOOR OPENERS must be returned by
noon on the last day of your lease. Double rent may be charges for
holding-over beyond the end of your lease.
4. RECEIPT FOR PROFESSIONAL CARPET CLEANING must
be turned in with keys or we do it and deduct it from your security
deposit.
5. FINAL INSPECTION can only be done when power
is still on (schedule the turn off of your power two working days
after you return your keys), the unit is completely empty, and your
keys are returned. All keys must be returned or we will charge you
to re-key the unit. Your Move-In Condition Form is used to determine
damage.
NOTE: We do not inspect property with tenants present.
You may not re-enter the property after
your keys are turned in.
Kindly let us know as soon as possible the day you plan to move out so we
can schedule our inspection.
Call us if you have any questions about
Move-Out. We have 15 days from: (1) the date you turn in all your keys
to the office during normal office hours, (2) give your forwarding address
according to the Landlord and Tenant Act, to notify you of any claim on
your security damage deposit.
The following checklist is to help you clean. The state of cleanliness
is the reason most of our tenants lose part of their security deposit.
_____Broom clean fireplace, garage, porch, patio, walks, spider webs
inside and outside the unit, louvered doors.
_____Dust all windowsills, baseboards, paddle fans, closet shelves, light
fixtures. Clean with soap and water if dirt remains.
_____Vacuum all carpets.
_____Remove nails from walls.
_____Be sure that all light fixtures have working bulbs.
_____Wash or change air-conditioner filters.
_____Wash all windows and mirrors. We recommend Windex and paper towels.
_____Use scouring powder on all tubs and sinks. Be sure that no scum
remains and that all taps shine.
_____Clean toilets thoroughly with a disinfecting cleaner.
_____Clean bath tile. We recommend ammonia for scum.
_____Wash inside and outside of all kitchen and bath cupboards.
_____Wet mop all vinyl/tile floors, dry mop wood. Wipe out corners!
_____Clean stove top, under drip pans, inside/outside fridge and
dishwasher.
_____Wipe off dirty switch plates and marks on walls and doors.
_____Clean all mini blinds and verticals.
_____Empty cloths dryer lint filter. Wipe off washer and dryer.
_____Check your lease for special requirements not included above.
_____Mildew can be removed from almost any hard surface by using bleach.
(DO NOT GET BLEACH ON CARPET).
NEVER MIX BLEACH AND AMMONIA--IT PRODUCES TOXIC FUMES!
MAKE SURE ALL FAUCETS ARE TURNED OFF ESPECIALLY WASHERS OR YOU WILL BE
CHARGED FOR WATER DAMAGE.
